We have a few things happening around the neighborhood, so I wanted to consolidate the news items into one notice. Hope you don't mind that it is a little long...
Reminder: Lawn Care
This is a friendly reminder that per our deed restrictions, lawns need to be mowed and maintained twice a month starting in April and ending in November each year:
Lawn. No weeds, vegetation, rubbish, debris, garbage, waste materials or materials of any kind whatsoever shall be placed or permitted to accumulate on any lot which would be unsanitary, unsightly, offensive or detrimental to any lot in the vicinity thereof. Grass, hedges, shrubs, and plantings of all types shall be kept trimmed and shall at regular intervals be mowed, trimmed and cut so as to appear neat and attractive. Trees, shrubs, vines and plants, which die shall be promptly removed. Lawns shall be mowed at least twice a month between April 15th and November 15th of each year. It is the responsibility of each owner to perform this work. Should this work not be performed and citation be issued by the Mantua Township Authorities, the Association shall perform the required work to insure that the premises complies with the Township Ordinances. The cost of such work in addition to a surcharge shall be special assessment against the particular lot and shall be a continuing lien upon the property in accordance with the Timbercrest Owners Association Declaration of Covenants and Restrictions.
The current board has never had the mindset to be overly critical of home appearances, but the community rules are clear and fair. We all need to do our part to keep this community viable and attractive. If you are having trouble maintaining your property, reach out to the board and we will try to help you find a solution.
Community Yard Sale:
The community yard sale is THIS SATURDAY. There will be an ad in the paper and a notice on Craigslist (the sign is already out). Additionally, we have asked frequently used vendors that have serviced the neighborhood to set up tables in the tennis courts to provide estimates for whatever you may need.
So a simple reminder... the tennis courts will be reserved for the vendors between 10 AM and Noon on Saturday.
We want to issue another reminder that the water retention basins are not playgrounds. We are NOT saying that the areas are off-limits to anyone, but just want to caution the residents that those areas were not designed to be playgrounds and that homeowners and children should use caution when walking in those areas.
For those residents who have not been following the conversation on the Nextdoor website, several residents have requested a playground be proposed to the community. We are currently in information gathering mode to get an estimate. Once we have a cost, we will present that information to the community for a formal vote.
This is the proposed location:
a. The property is considered residential, but we are trying to develop plans as close to commercial as possible (which requires 25 ft from the street).
b. With the limited space, the plan is to feature simple equipment that will accommodate toddlers and children. All equipment is still under consideration based on how much space we end up with.
c. The area will be fenced in (picket fence).
Water Regulator Enclosure:
Thank you to everyone that voted on the enclosure. We are moving forward after a minor delay that I requested. Several residents had excellent suggestions on viable alternatives. I explored several and we found that pipes can't be buried or placed any lower due because it has to be 13 inches higher than the sprinkler heads.
Moving all of the pipes around would be extremely expensive and due to the hill and where the water comes in, we might still run into problems.
All that said, the enclosure project will start on May 8th (after the utility company marks the area).
